Victoria was born and raised in Tiffin Ohio, where her parents still live. She has three wonderful sisters that she adores. Victoria enjoyed growing up in a small town and being close to her friends and family. She attended Calvert High School and majored in accounting at Heidelberg College.
In the early 1990s Victoria met and later married her husband, Terry Luhring. Soon after the honeymoon they moved 14 times in 5 years! This might explain why she works so well with transferee's and is considered an expert with relocating families.

    Victoria and Terry have two amazing children. Their son Garrett is 13 years old and their daughter Jordyn is 10 and dog Lily (labradoodle) is their newest addition. The Luhring household is always a bustle. Terry is a business owner and works countless hours doing a fantastic job running his business. Although Victoria works full time selling Real Estate she can always be found volunteering at the Anthony Wayne Schools and attending the kids’ school and sporting events. Victoria attends Cedar Creek church where she likes to welcome members and guests and is always asking "what can I do to help?"

    Victoria loves spending time with her family and friends. She loves to travel and explore new places. She enjoys helping others by using her expertise. She is considered Danberry's authority on web sites and marketing technology. While Victoria is one of the top Realtors in our area, she is always the first to help other agents in the industry. Her dedication to her family and business is remarkable.

First Time Buyers >Insuring Your Home

Many home buyers are concerned about whether they have an insurable interest in the property before the actual closing. The answer is an unqualified "yes". Although the buyer is not yet the recorded owner of the property, he or she has an insurable interest in the property as soon as the agreement of sale is executed by both the buyer and seller.

Should you get hazard insurance before the closing? It depends. Buyers do not usually insure a property until the title passes to them from the seller. However, it's wise to know what the agreement between you and the seller stipulates with regard to insurance.

Most agreements state that the property will be insured for a specific amount. This is very important to both parties. From the buyer's point of view, it is also critical that an adequate sum or full replacement value be stipulated. Watch out for agreements which read "as now insured". This is an all-too-common practice which usually indicates that the seller does not to want to increase inadequate insurance coverage.
